Choosing where to live based on where you work

Central Florida is spread out, and the metro's job centers sit in different directions. A home that's a short drive from one hub can be a long commute to another, so it pays to start with your work address (or addresses, for two-career households).

North (Seminole County): Lake Mary, Heathrow, Sanford, and Longwood can be convenient for jobs along the I-4 corridor in Seminole County and for Orlando Sanford International Airport.

Central & east: Winter Park and nearby areas sit close to downtown Orlando; UCF and its research park are on the east side.

West & southwest: Windermere and Winter Garden are closer to the tourism corridor and Dr. Phillips.

Southeast: Orlando International Airport and Lake Nona are in the southeast part of the metro.

Evaluating a commute

Traffic is variable. Drive times on I-4 and major roads can change dramatically by hour, weather, and events. Try the drive at the times you'd actually commute.

Tolls add up. Expressways like SR 417, 429, and 408 can save time, but factor the cost into your monthly budget.

Hybrid work changes the math. If you're in the office two days a week, a longer drive may be worth it for the right home or neighborhood.

Consider transit. SunRail serves several communities along its north–south line; check whether stations and schedules match your trip.

Your relocation checklist

  • Map your work location(s) and test commute times
  • Get preapproved and set a comfortable budget
  • Get homeowners and flood insurance quotes early
  • Review HOA rules, fees, and community amenities
  • Research schools directly with the school district if relevant
  • Plan a focused visit to tour neighborhoods and homes
  • Budget for moving, tolls, and utility setup
  • Update your driver's license and vehicle registration after you arrive

Beyond work

Lakes, springs, and trails are part of daily life here, from the Cross Seminole and West Orange trails to state parks like Wekiwa Springs. Museums, theatre, local festivals, and a diverse dining scene round things out.

Relocation FAQs

Which community is best for my commute?

It depends on where you work and when you travel. Living in Seminole County can make sense for Lake Mary/Heathrow or Sanford jobs, while west-side communities like Windermere or Winter Garden can suit the tourism corridor. Always test-drive the commute at your real travel times.

Does Central Florida have toll roads?

Yes. Several expressways (such as SR 417, SR 429, and SR 408) are tolled. They can save time but add a recurring cost worth including in your budget.

Is there public transit?

SunRail commuter rail runs north–south through the metro with stations including Sanford, Lake Mary, Longwood, Winter Park, and downtown Orlando. LYNX operates bus service. Coverage varies, so check routes for your specific trip.
